There are many false, inaccurate and misleading statements in these documents which raise serious questions about the approval process and support our request to have the Lennar Rose Ridge cell tower removed, including: 

Why do these documents say the project name is "AT&T L160 Maryland Parkway & Levi" when the intersection of Maryland and Levi is one mile from the site where this giant cell tower was actually built (at Sunridge Heights Parkway and Alper Center Drive)?

AT&T Waiver of Standards Application form signed August 16, 2017 (6 pages)

AT&T Application for Waiver of Standards dated August 16, 2017, asking for approval to violate the City of Henderson Standards for tower height and setbacks from surrounding homes. 

There was no need for another cell tower in this area and especially not close to residential homes. If AT&T felt there was a perceived need, there are other safer, non-residential sites to build a cell tower in this area.

Black & Veatch letter (on behalf of AT&T) dated September 20, 2017 (5 pages)

Black & Veatch letter (on behalf of AT&T) dated September 20, 2017, asking for approval of a "64-foot mono-eucalyptus cell tower" in the Lennar Rose Ridge community in Henderson, NV.

They admitted the requested height is 19 feet over the residential limits of 45 feet. According to public cell tower data, this cell tower is actually 69.9 feet.

They admitted that "approval of a cell tower next to the proposed residential seems to go against the grain and the norm."

Engineering maps prepared by Black & Veatch dated September 20, 2017, regarding the giant, mono-eucalyptus cell tower at Sunridge Heights Parkway and Alper Center Drive in Henderson, Nevada.

Lennar illegally transferred the plat of land for this cell tower without consent of the homeowners in the HOA (while Lennar was in control of the HOA board). Lennar just released control of the HOA in July 2020.

Lennar letter to City of Henderson dated October 17, 2017, giving their support for AT&T's request to build a giant cell tower in their new community named Lennar Rose Ridge in Henderson, Nevada.

It is important to note that Lennar Las Vegas had a serious conflict of interest because they were the developer of this community, and they also owned the cell tower lease so they would receive all of the revenue if the tower was approved.

Memorandum from the City of Henderson dated October 17, 2017, giving AT&T approval for the giant cell tower to be built next to new homes in the Lennar Rose Ridge community in Henderson, Nevada.

It’s important to note that the support letter from Lennar Las Vegas was delivered to the City of Henderson on October 11, 2017. On that SAME DAY, the City of Henderson issued an 11-page Memorandum approving the cell tower. So, the Lennar letter was merely a formality and only needed for the file.

City of Henderson Staff Report dated October 12, 2017, regarding the giant cell tower to be built by AT&T next to new homes in the Lennar Rose Ridge community in Henderson, Nevada.

According to publicly available cell tower data, there are 75 cell towers (over 100 feet high) within 2 miles of this location. That doesn’t include numerous cell towers under 100 feet, so another cell tower was definitely not needed.
